Bag of worms ?

I have been looking at a 94 3L surf. the air-con belt is not fitted. I was informed that it just needed a re-gas and a new belt also it has an oil leak that at a quick look could be the rocker box/cam? cover. the leak seems to be at the back of the engine. The price is right should I grab it and run or am I looking at a bag of worms that is going to cost me money that I cant afford ?

If it need a regas then where is the leak? If it's in or around the evaporator and is the TX Valve or High Pressure Switch then it's a dash apart job. If the compressor need work that will be expensive.
