If it was me who did your plumbing, it wouldn't leak. I'm an engineer see. We dont do stuff half assed.

Yea me too we always used to say a heating engineer is a plumber plus, but with brains.

i had that happen to me but in the kitchen, unbeknown to us the connection on the bath tap was leaking and the water collected on the ceiling plaster board un noticed until it all ended on the kitchen floor,took over 3 months to get done we had to have a visit by 4 different observers including one from cornwall to test if there was any asbestos present before work could start, h&s gone mad it was a kitchen ceiling for gods sake.

And your joists, although damp, are in good nick. Electrician did a good job as well, even clipped the cables to the joist, most leave them lying in the void; don't they Gordon?
