Update... have located under the driveway where the pipe tees off. Isolated one side and pressured up the other.
I now know which pipe is leaking. (half the digging)

Bad news is that the leaky one goes under the garage slab.

It's now 'Hilti' time.

They (the plumbers) are still here... You know what it's like to find a good plumber. So I lined up a stack of jobs.

2 new bogs, new bath, 1 extra radiator and some filters on the incoming water.
